Investment Analysis Methodology

Every metric the Digiteza Analyzer produces uses established real estate investment formulas — the same ones used by institutional investors globally, adapted for Kenya's specific tax and market context.

Core Return Metrics

Gross Rental Yield
Gross Yield = (Monthly Rent × 12) / Total Acquisition Cost
Total acquisition cost = purchase price + stamp duty + legal fees. This is the "headline" yield before expenses — useful for quick comparison but always higher than what you actually earn.
Net Rental Yield ⭐
Net Yield = Annual Net Income / Asking Price
Annual net income = effective rent − operating expenses − mortgage payments − tax. Net yield shows what you actually take home after all costs. Kenya benchmark: 6–10% for prime residential.
Cap Rate (Capitalisation Rate)
Cap Rate = NOI / Asking Price
Net Operating Income (NOI) = effective rent − operating expenses, before mortgage and tax. Cap Rate is leverage-independent — it measures the property's intrinsic return regardless of financing. Kenya prime benchmark: 5–8%.
Cash-on-Cash Return (CoC)
CoC = Annual Net Income / Total Equity Invested
Equity invested = down payment + stamp duty + legal fees. CoC shows your return on the actual cash you put in. It rewards leverage — using a mortgage typically increases CoC vs. buying outright. Target: ≥12%.
10-Year IRR (Internal Rate of Return) ⭐
IRR solves: NPV = 0 → ∑ CFt / (1+IRR)^t = 0
Cash flows: Year 0 = −equity (outflow). Years 1–9 = annual net income after all costs and tax. Year 10 = net income + terminal property value − outstanding loan balance. IRR is the most complete measure of investment performance. Kenya prime target: ≥15%.

Kenya Tax Treatment

Withholding Tax (WHT) — Citizens & Non-Citizens
Tax = Effective Annual Rent × 7.5%
Kenya resident individuals and non-resident individuals pay WHT at 7.5% on gross rental income (Finance Act 2022, effective Jan 2023). Applied to effective rent (rent × occupancy).
Corporate Income Tax
Tax = max(0, (NOI − Annual Mortgage) × 30%)
Corporate investors pay income tax at 30% on net taxable income (NOI minus deductible mortgage interest). Tax can only be positive — losses are not refunded but can be carried forward.
Stamp Duty
≤4M: 2% · 4M–8M: 3% · >8M: 4% (with tiers applied)
Kenya stamp duty is tiered: 2% on first KSh 4M, then 3% on 4M–8M slice, then 4% above 8M. The analyzer applies the correct tiered calculation automatically.

He financed 70% via mortgage at 16.25% per annum over 25 years. The rent was less than 1% of the purchase price. When he calculated everything — mortgage, service charge, maintenance, insurance, tax — the monthly net income was negative. Every month, he had to reach into his own pocket. The property he bought to create freedom had become a financial obligation he could not escape.

Section A — Property Details

Enter the asking price, expected monthly rent, and occupancy rate. These are the foundation of your analysis.

🚨 Red Flag: If monthly rent is less than 1% of asking price, the numbers rarely work after expenses. A KSh 15M property must rent for at least KSh 150,000/month.

Section B — Recurring Costs

These costs eat into your income every month. Most investors underestimate them — be honest. HOA in Nairobi apartments: KSh 5,000–15,000/month. Budget KSh 15,000–30,000/month for maintenance.

Section C — Financing

Enter your mortgage structure. Get the interest rate from your bank — Kenya rates are typically 12–16% p.a. in KSh. Try different loan percentages to find the sweet spot for cashflow.

STRONG BUY (80–100): Proceed with confidence. Document assumptions and lock in the deal.

NEGOTIATE (50–64): Use the Max Property Price output. Show it to the developer — "At this price, yield is X%. To hit my minimum of Y%, the price must be KSh [Max Property Price]."

REJECT (0–49): Walk away or request a significant price reduction. The numbers do not support this investment at this price.
